The property is located in the town of Tignale Lake Garda and is located just above the village of Olzano at an altitude of about 350 m above the lake. This area is part of the landscape of the natural park "Alto Garda bresciano" - the specific part where the property is considered a particularly protected green and wooded area.
You can reach the Rustico from the road that leads to Tignale (Gardesana) continuing to Olzano (3 km) from there a dirt road you will post the rustic. Nearby another house, a small bungalow complex, well maintained with swimming pool.
The house - an old stone cottage, mostly rebuilt in the 80s. On the ground floor there is the Tavern with large, brightly-lit storage rooms, some of which are used as a "deposit" with an open fireplace, around 120 m² in size with large windows. On the ground floor (at ground level accessible from the driveway via an external staircase) is the living area with approximately 130 m² of living space plus the surrounding and covered terrace. Comprising a large living room (about 32 sqm) with terrace, fireplace, a large kitchen with adjoining room, covered terrace with fireplace, 3 large bedrooms, 1 bathroom. From the terrace and from the house you have a wonderful panoramic view on the opposite massif of Monte Baldo, on the surrounding hills and in a small section overlooking Lake Garda.

As already described in detail, the area in which the house is located is not developed and protected. However, the house has been mapped into the development plan and therefore has the legally possible expansion options.

A panoramic road between gnarled olive trees and ancient oaks is reached by Tignale, a group of small villages whose center is GARDOLA. Located in the Natural Park "Alto Garda Bresciano", one of the most beautiful landscapes created by nature with all its ecological richness. Steep cliffs, wide terraces, scenic roads, paths that wind through valleys, mountains, forests and remote villages. Thanks to its privileged geographical position of Lake Garda it is also a pleasure for art lovers, because in addition to a series of Local attractions to mention, you can also visit the famous northern Italian cities of art Verona, Milan, Brescia, Mantua to name a few, easily reachable with a day trip. Tignale offers a wide selection of more or less difficult or technically demanding routes if you want to conquer the peaks of your mountain biking. The landscape is extremely varied and estesp from the area to the lake up to an altitude of 1900 m. Tignale: a tip for gourmets 100% organic olive oil Without olive oil it is difficult to prepare a dish here. Therefore, cooks and gourmets pay close attention to the quality of the oil. Tignale olives are traditionally 100% organic farming. The ancient Romans planted olives in this microclimate and extracted the oil. Today the fruit is harvested by hand as it once was, but cold pressed in a modern plant directly and without storage. Tignale oil has an extremely low acid content. The balanced taste and the velvety scent of olive oil are ideal for fish and meat. truffles Noble truffles also on your table. Truffles have played an important role in the kitchen in the past. Later it was almost forgotten, but in recent years its culinary qualities have been rediscovered. In the Natural Park of Lake Garda, the search for truffles has become a popular meeting where experiences and ideas are exchanged and loved together. Tignale dedicates every year the first week of October to this event.
